Choosing an aluminium window system for a Dubai villa comes down to four decisions, in this order: the thermal performance the elevation needs to meet Al Sa’fat, the opening type each aperture actually requires, the structural capacity for the spans you are drawing, and the surface finish specification that will survive the Gulf climate. The system house — Schüco, Cortizo, Alumil, Altest — is the means to those ends, not the starting point. A villa is rarely best served by a single system: a west-facing living elevation, a north-facing bedroom and a poolside opening have genuinely different requirements, and the right answer is usually two or three systems specified deliberately across one project.
What actually separates one aluminium window system from another?
Every thermally broken aluminium system shares the same basic architecture: an outer and an inner aluminium profile, joined by low-conductivity polyamide bars, carrying a sealed insulated glass unit. What separates them is the engineering around that principle.
The depth and design of the thermal break. Cortizo’s COR 80 Industrial uses a 45 mm tubular polyamide break; Alumil’s SMARTIA S77 uses 40 mm anti-distortion polyamides designed to resist the bowing that occurs when the outside face of a profile runs far hotter than the inside — a failure mode that matters more in Dubai than in Munich.
Frame depth versus sightline. These pull against each other. Thermal performance wants depth; architecture wants slimness. Altest’s LineaWin 7200 achieves a 30 mm external sightline with fully concealed hardware, at a published Uw of ≥1.2 W/m²K. Schüco’s AWS 90.SI+ publishes a frame U-value (Uf) of 0.71 W/m²K, but across a 99 mm profile depth. Neither is objectively better — they answer different briefs.
Structural capacity. Maximum sash size and weight decide whether a system can build the opening you have drawn — Cortizo’s COR 80 Industrial carries a 160 kg sash to 1,500 × 2,600 mm. Beyond that you are into sliding and pivot territory.


Uf or Uw — which number should you actually be reading?
This is where specifications most often go wrong, because manufacturers publish both and they are not comparable.
Uf is the frame U-value alone. Uw is the whole-window U-value — frame, glass and the spacer edge seal between them, weighted by area. Uw is always the higher (worse) number, and it is the one that governs compliance and real performance. A system publishing Uf 0.71 W/m²K is telling you its frame is excellent; it is not telling you what the installed window will achieve, which depends on the glass specified into it.
Compare like with like — and write the specification against Uw. Al Sa’fat is assessed on the whole window, not the frame.
Which aluminium window systems suit a Dubai villa?
The table below sets out published manufacturer figures for systems commonly specified on premium UAE residential projects. Note the column headings carefully — the thermal figure is Uf for some systems and Uw for others, exactly as each manufacturer publishes it.

What U-value does a Dubai villa need to meet?
Dubai’s Al Sa’fat Green Building System (2nd edition, January 2023) sets the regulatory floor, and Silver Sa’fa is the mandatory baseline for new buildings. Article 501.01(B) does not set one flat number — it bands the requirement by window-to-external-wall ratio (WWR), and it specifies a summer U-value and a shading coefficient (SC), not SHGC.
For villas this matters, because Article 501.01(B)(7) caps residential glazing at 40% of gross wall area. A compliant Dubai villa therefore sits in the lowest WWR band:

Two consequences follow. First, every system in the comparison above clears the 2.1 W/m²K summer U-value comfortably — on a Dubai villa, the frame is rarely the binding constraint. Second, the shading coefficient is where specifications actually fail, and it is met at the glass through a spectrally selective low-E coating, not by choosing a different frame. (To convert between the two conventions: SHGC ≈ SC × 0.87, so an SC of 0.40 is roughly SHGC 0.35.)
The light transmittance floor is the detail most often missed. Because Al Sa’fat pairs each SC ceiling with an equal LT minimum, you cannot buy compliance with a dark tint or a reflective glass — cutting solar gain by cutting daylight fails the LT test. Selectivity is the compliance route, which is a glass decision, not a frame decision.
So the selection logic runs: set the glazing performance first, then choose the system that carries that glass at the size, sightline and opening type the architecture requires.
How do you match the opening type to the elevation?
Opening type is a functional decision that constrains system choice more sharply than most specifications acknowledge.
Casement and tilt-and-turn suit bedrooms and secondary elevations where controllable ventilation matters — tilt mode gives secure night ventilation, turn mode gives full access for cleaning a pane you otherwise cannot reach.
Fixed lights deliver the largest uninterrupted glass area and the best airtightness — the correct choice wherever an opening is not genuinely needed. On a Dubai villa, where the AC runs most of the year and windows stay shut, a specification weighted towards fixed lights with a few well-placed opening vents usually outperforms one where every aperture opens.
Sliding systems take over where spans exceed what a hinged sash can carry. What does Dubai demand that a European datasheet will not tell you?
Every thermal figure quoted above was tested in Europe. Three Gulf-specific factors sit outside those tests, and they are where specifications quietly fail.
Surface finish and salt. On coastal Dubai sites, standard powder coating is not the right specification. The Qualicoat Seaside class exists for chloride-laden atmospheres: it requires a minimum aluminium surface removal of 2 g/m² in pre-treatment against 1 g/m² for standard Qualicoat, and extends acetic acid salt spray testing to 2,000 hours against 1,000. On a Palm Jumeirah or coastal Jumeirah villa, specifying Seaside class — or an appropriate anodised finish — is the difference between a finish that holds and one that blooms. Thermal movement. A dark-finished aluminium profile on a west elevation can reach surface temperatures far above ambient while its internal face sits at 24°C. That differential drives expansion and, in poorly engineered profiles, bowing — which is what Alumil’s anti-distortion polyamides address.
Fabrication tolerance. A system’s tested performance assumes it is cut, machined and assembled to the system house’s specification. Corner crimping, gasket continuity and drainage path alignment carry laboratory figures into an installed window — the least glamorous variable, and the one that most often decides whether a villa performs as specified.
Does the system house matter more than the fabricator?
Neither works without the other. The system house engineers the profile, polyamide, gasket geometry and hardware, and publishes tested performance. The fabricator carries that specification into a real opening with real tolerances.
